Những ngày đầu năm, nhiều chủ đất tại TP.HCM rao bán tài sản với mức giá tăng 15-20% nhưng không có mấy khách mua.

Từ tháng 10, khi các quy định giãn cách xã hội được gỡ bỏ, thị trường nhà đất TP.HCM đã có sự thay đổi mạnh về giá với mức tăng 10-20% ở nhiều khu vực, đặc biệt là các quận, huyện như TP Thủ Đức, Nhà Bè, Bình Chánh…

Đồng loạt tăng giá 15-20%

Theo ghi nhận của chúng tôi, giá đất trục đường Trương Văn Bang, phường Thạnh Mỹ Lợi (TP Thủ Đức) đã tăng 80-100 triệu đồng/m2 trong khoảng 2 tuần vừa qua, nâng mặt bằng giá của trục đường này lên mức 450-500 triệu đồng/m2.

Tại khu dân cư Huy Hoàng gần đó với vị trí gần UBND TP Thủ Đức vốn có giá trước thời điểm dịch bệnh ở mức khoảng 160-300 triệu đồng/m2, các chủ đất cũng đã nâng giá 10-15 triệu đồng/m2 trong đầu năm nay. Nhìn trên toàn thị trường quận 2 cũ, các chủ nhà đất cũng đang rao bán các sản phẩm căn hộ, đất nền mới mức giá tăng 15-20% so với đầu năm 2021.

Ở huyện Nhà Bè, các lô đất ở một số dự án đất nền như khu dân cư Phú Xuân, khu dân cư Cotec… thời điểm tháng 3/2021 có giá chỉ khoảng 33 triệu đồng/m2. Đến nay, giá thấp nhất tại các dự án này đã lên đến 40 triệu đồng/m2, tương đương tăng khoảng hơn 20%.

Trong khi đó, giao dịch nhà đất trong dân tại khu vực này chủ yếu diễn ra giữa các nhà đầu tư khi đã có có lãi, không có khách mua với nhu cầu ở thực.

Theo ông Hoàng Ngọc Nghinh, một môi giới với nhiều năm kinh nghiệm tại Nhà Bè, khoảng 1-2 tháng sau giãn cách, giao dịch tại đây tăng mạnh do nhu cầu thoát vốn của các nhà đầu tư cá nhân. Từ tháng 12/2021 trở lại đây, giá bán đã tăng từ 5-10 triệu/m2 với lượng giao dịch chậm lại.

“Sau một đợt ra hàng ồ ạt của các chủ đất cần thu hồi vốn, trong tháng cuối năm, toàn khu vực có khoảng 40 giao dịch. Đến nay, các chủ đất dù vẫn ký gửi, đã nâng mức giá cao hơn và không quá gấp gáp trong việc tìm khách mua”, ông Nghinh nói thêm.

Đất vàng TP Thủ Đức cũng ế ẩm

Ông HT., chủ một doanh nghiệp nhỏ ở TP Thủ Đức chuyên kinh doanh vận tải. Đợt dịch vừa qua, lĩnh vực kinh doanh của ông gặp khó, nên từ đầu năm 2021 ông đã kêu bán nền đất 80 m2 ở phường Phước Long A lấy tiền đầu tư.

“Tôi mua nền đất này hồi 2020 với giá 4,8 tỷ đồng, nên sau một năm dự tính bán 5,5 tỷ, nhưng rồi dịch bệnh đến không có khách mua. Tháng cuối năm, tình hình giao dịch nhà đất có vẻ khởi sắc, nhất là sau sự kiện đấu giá đất ở Thủ Thiêm, tôi quyết định rao bán với giá 5,8 tỷ đồng. Nhưng rao từ đó đến nay vẫn không tìm được khách mua. Người môi giới thì bảo giá đất có tăng, nhưng khách mua chỉ tham khảo chứ không quyết định xuống tiền”, ông HT. nói.

Đất nền diện tích như của ông HT. theo giới đầu tư bất động sản khu vực TP Thủ Đức là còn dễ bán. Còn với trường hợp biệt thự rộng 1.200 m2 ở phường Bình Thọ (TP Thủ Đức) của bà Lan càng khó khăn hơn, dù vị trí rất thuận tiện, nằm giữa 2 tuyến đường sầm uất Kha Vạn Cân – Phạm Văn Đồng.

“Chiều ngang mặt đường nhà tôi là 28 m, ôtô vào được, đã 100% thổ cư, biệt thự xây 6 năm vẫn rất chất lượng. Vì cần tiền cho đầu tư, tôi đã rao bán 3 năm qua với giá 100 tỷ đồng, trong đó giá trị nhà là 10 tỷ, đất là 90 tỷ, tức bình quân 75 triệu đồng/m2. Nhưng từ đó đến nay dù giao cho nhiều môi giới và cả người quen vẫn chưa bán được”, bà Lan cho hay.

Theo chủ nhà này, có thể vì định giá căn nhà hơi cao (10 tỷ), người mua chần chừ, nên đợt này bà quyết định tính chung giá trị tài sản này là 96 tỷ đồng, tức khoảng 80 triệu đồng/m2.

“Mức giá này khá mềm so với đất trong hẻm ở khu vực đường Phạm Văn Đồng và Kha Vạn Cân hiện xấp xỉ 100 triệu/m2. Nhưng tôi rao hơn 1 tháng vẫn chỉ có vài người dò giá rồi thôi”, bà Lan buồn bã nói.

Theo ông Lê Quốc Kiên, một nhà đầu tư bất động sản tại TP.HCM, thị trường đang cho thấy nghịch lý các khu vực liên tục lập mặt bằng giá mới nhưng thanh khoản rất chậm.

Ông Kiên phân tích người bán đã tính thêm phần trượt giá, tiềm năng phát triển hạ tầng và lợi nhuận vào giá trị tài sản, trong khi người mua lại kỳ vọng giá bất động sản giảm sau dịch bệnh nên chờ mua với giá bằng hoặc thấp hơn 5-10% so với giai đoạn quý II năm trước.

Do đó, người bán nếu không chịu áp lực vay sẽ không giảm giá, giữ luôn giá bán kỳ vọng làm mặt bằng giá mới. Giao dịch chỉ xuất hiện nhiều ở người bán bị áp lực trả nợ ngân hàng hoặc muốn thanh khoản nhanh nên chấp nhận bán bằng thời điểm giữa năm 2021 hoặc giảm tối đa 5% để có giao dịch.

Nhà đầu tư này cũng nhận định hiện nay ai cũng sở hữu bất động sản, nhưng không nhiều người thực sự có tiền. Phần lớn họ đã bắt đầu dồn tiền mua bất động sản từ giữa 2020 (thời điểm dịch bệnh bùng phát).

Đến 2021, tình hình dịch bệnh khó khăn hơn, công việc kinh doanh khó khăn, trong khi rủi ro lạm phát quá cao, thông tin về việc phát triển hạ tầng của nhà nước liên tục được triển khai, nên họ không những không ra hàng, mà còn tiếp tục mua thêm.
