Báo cáo thị trường bất động sản TP HCM quý III/2021 của Savills Viet Nam vừa công bố cho thấy trong quý vừa qua, nguồn cung sơ cấp với chung cư chỉ đạt khoảng 3.000 căn, mức thấp nhất trong vòng 5 năm trở lại đây, giảm 18% theo quý và 70% theo năm. 

Bên cạnh đó, tỉ lệ hấp thụ căn hộ trong quý III cũng giảm xuống mức thấp nhất trong 5 năm qua. Cụ thể, tổng lượng giao dịch toàn TP HCM chỉ hơn 400 căn, giảm 70% theo quý và 94% theo năm.

Tuy vậy, do nguồn cung căn hộ hạn chế đã thúc đẩy giá bán căn hộ trên thị trường thứ cấp tăng vọt. Trong quý III/2021, giá căn hộ thứ cấp tăng lên đến 10% theo quý tại 11 quận huyện. Trong đó, huyện Nhà Bè có mức tăng giá bán thứ cấp cao nhất, đạt 10% theo quý và 12% theo năm, nguyên nhân có thể do kế hoạch chuyển đổi các huyện thành các quận trong giai đoạn 2021-2030. Quận Bình Thạnh có giá bán thứ cấp tăng cao thứ hai, tăng 5% theo quý và 6% theo năm.

Trong khi đó, CBRE Viet Nam cho biết quý III vừa qua, chỉ có hai dự án thuộc phân khúc cao cấp thực hiện mở bán qua kênh bán hàng trực tuyến với 1.600 căn hộ, xấp xỉ 40% so với quý trước. Tỉ lệ bán của hai dự án chào bán mới trong quý vẫn rất khả quan, đạt 82%; trong đó Quận Bình Tân lần đầu tiên xuất hiện dự án thuộc phân khúc cao cấp.

Theo đó, giá bán trung bình trên thị trường sơ cấp với căn hộ cao cấp đạt mức 2.271 USD/m2, xấp xỉ 53 triệu đồng (không bao gồm thuế GTGT), tăng 17% so với quý III/2020. 

Theo CBRE, số lượng căn bán được trong quý 3/2021 đạt 1.582 căn, giảm 68% so với quý 3/2020 do nguồn cung sụt giảm. Tương tự, 9 tháng đầu năm ghi nhận 8.956 căn bán, giảm 17% so với cùng kỳ năm 2020.
