UBND TP.HCM vừa ban hành quyết định phê duyệt Kế hoạch phát triển nhà ở TPHCM giai đoạn 2021 – 2025 và năm 2021, 2022.

Mục tiêu trong giai đoạn 2021 – 2025 là đầu tư xây dựng, phát triển các dự án nhà ở thương mại, trong đó, có nhà ở thương mại giá thấp, đáp ứng nhu cầu của thị trường về nhà ở…;

Đầu tư xây dựng các dự án nhà ở xã hội, bảo đảm đáp ứng cơ bản nhu cầu cho các đối tượng được hưởng chính sách nhà ở xã hội, tái định cư trong dự án chỉnh trang đô thị;

Phát triển nhà ở xã hội (bao gồm cả nhà lưu trú công nhân và ký túc xá sinh viên) và nhà ở thương mại giá thấp giải quyết nhu cầu nhà ở cho công nhân lao động đang sống trong các khu nhà trọ, các đối tượng đang sống trên và ven kênh rạch hoặc các khu nhà ở chưa đảm bảo về điều kiện sinh hoạt và phòng chống dịch;

Hoàn tất việc đầu tư xây dựng các chung cư bị hư hỏng nặng, nguy hiểm đã thực hiện di dời, tháo dỡ trong giai đoạn 2016 – 2020; tiếp tục việc cải tạo, sửa chữa các chung cư chưa bị hư hỏng nặng, nguy hiểm chưa được cải tạo, sửa chữa trong giai đoạn 2016 – 2020.

Về chỉ tiêu phát triển nhà giai đoạn 2021 – 2025, thành phố đặt mục tiêu: tổng diện tích sàn nhà ở tăng thêm tối thiểu giai đoạn 2021 – 2025 là 50 triệu m2 sàn;  diện tích nhà ở bình quân đầu người đến năm 2025 tối thiểu là 23,5m2/người; Trong giai đoạn 2021 – 2025, nhà ở riêng lẻ do các hộ gia đình, cá nhân tự xây dựng tăng thêm khoảng gần 32 triệu m2.

Nhà ở trong các dự án không kể nhà ở xã hội tăng thêm khoảng 15,5 triệu m2 sàn xây dựng, trong đó, tỷ lệ nhà ở chung cư trong các dự án phấn đấu đạt tối thiểu 90% tổng số căn. Nhà ở xã hội tăng thêm khoảng 2,5 triệu m2 sàn.

Về diện tích đất để xây dựng nhà ở thương mại và nhà ở xã hội giai đoạn 2021 – 2025 là 974,4ha.

Dự kiến vốn để phát triển nhà ở trong giai đoạn 2021 – 2025 vào khoảng 566.983 tỷ đồng. Trong đó, vốn đầu tư xây dựng phát triển nhà ở thương mại là khoảng 239.748 tỷ đồng; vốn xây dựng nhà ở riêng lẻ của các hộ gia đình, cá nhân là khoảng 289.542 tỷ đồng; vốn đầu tư nhà ở xã hội tối thiểu là khoảng 37.693 tỷ đồng.
