Khan hiếm nguồn cung BĐS tại Hà Nội

Theo số liệu của Hội Môi giới bất động sản Việt Nam vừa công bố, trong quý III/2021, nguồn cung bất động sản (BĐS) tại Hà Nội ở mức thấp nhất so với các kỳ trước đó. Chủ yếu là sản phẩm chung cư chiếm đến 87.3% tổng cung.

Cụ thể, tổng sản phẩm chào bán trên toàn thị trường Hà Nội đạt 5,886 sản phẩm, trong đó chủ yếu là căn hộ với 5,141 sản phẩm. Lượng giao dịch đạt 1,745 sản phẩm, tỷ lệ hấp thụ trung bình đạt 29.6%.

Diễn biến thực tế trên thị trường BĐS Hà Nội trong quý III cho thấy, sản phẩm căn hộ bình dân ngày càng khan hiếm, chỉ đạt khoảng 3.5% tổng lượng cung và nằm ở xa khu trung tâm. Nguồn cung trong quý này chủ yếu nằm ở các quận Hoàng Mai, Nam Từ Liêm, Bắc Từ Liêm, Thanh Xuân và Cầu Giấy.

Theo phân tích của các chuyên gia thuộc Hội Môi giới bất động sản Việt Nam, mặc dù TP. Hà Nội thực hiện giãn cách xã hội theo Chỉ thị 16 của Thủ tướng Chính phủ nhưng vẫn ghi nhận số lượng giao dịch ấn tượng và đưa tỷ lệ hấp thụ đạt gần 30%. Đây là những nỗ lực rất lớn của lực lượng môi giới BĐS, các sàn giao dịch BĐS Hà Nội trong bối cảnh ảnh hưởng của đại dịch COVID-19.

Giá BĐS không thay đổi so với quý trước nhưng giá đất nền tại một số dự án tại Hà Nội vẫn ở ngưỡng cao, thậm chí có xu hướng tăng so với quý II. Nguyên nhân chủ yếu là sự khan hiếm dòng sản phẩm này tại Hà Nội trong khi nhu cầu lại rất mạnh.

Các chuyên gia BĐS kỳ vọng khi Hà Nội nới lỏng các biện pháp phòng, chống dịch và kích hoạt trở lại các hoạt động sản xuất trong bối cảnh bình thường mới, trong đó có hoạt động phát triển dự án BĐS và thị trường giao dịch BĐS thì tình trạng khan hiếm nguồn cung BĐS sẽ từng bước được cải thiện trong quý IV và những năm tiếp theo.
