Trước đó, đầu năm 2021, phát biểu trên báo chí, đại diện UBND Bình Chánh cũng cho biết, đến năm 2025, dự kiến số hộ còn sản xuất nông nghiệp chỉ chiếm 0.4% tổng số hộ. Rà soát các tiêu chí lên quận đến thời điểm tháng 3 năm nay, Bình Chánh cũng đã đạt 26/30 tiêu chí để lên quận.
Tuy nhiên, việc cân nhắc chuyển đổi từ huyện lên thành phố là một bước tiến mới mang tầm vóc và quy mô lớn của Bình Chánh. Thay vì lộ trình lên quận thông thường như các huyện còn lại của TP.HCM, Bình Chánh sẽ là thành phố phát triển độc lập với bộ máy chính quyền được tái cơ cấu hoàn toàn, trở thành cực đối trọng của Thủ Đức. Trong đó, nếu Thủ Đức là cực tăng trưởng của phía Đông TP.HCM và vùng Đông Nam Bộ thì Bình Chánh đóng vai trò tương tự tại khu Tây TP.HCM và vùng Đồng bằng Sông Cửu Long.
Mặt khác, theo các chuyên gia, khi lộ trình lên quận hoặc thành phố Bình Chánh đã định được mốc thời gian rõ ràng thì nhiều khả năng giá BĐS nơi đây sẽ tăng trưởng mạnh.

Tại Bình Dương, sau khi lên thành phố, giá đất TP. Dĩ An, Thuận An hay Thủ Dầu Một đã khoảng 30% – 40%, có vị trí tăng gấp đôi so với cách đây 2-3 năm. Trong khi đó, tại Tân Uyên, theo dữ liệu từ Batdongsan.com.vn ngay từ quý 1 khi mới manh nha thông tin lên thành phố, nhà đất Tân Uyên ghi nhận mức quan tâm tăng 38% – 65% so với cuối năm 2020, giá BĐS cũng tăng gần 30%.
Như vậy để thấy, khi Bình Chánh chính thức lên quận hoặc thành phố, khu vực trung tâm với sự tập hợp tất cả loại hình dịch vụ, tập trung dân cư đông đúc sẽ kích thích thị trường bất động sản tăng trưởng “nóng” và có giá trị gia tăng cao bậc nhất khu vực.
