Nghịch lý thị trường BĐS TP.HCM: Giao dịch giảm, giá vẫn tăng

Dịch Covid-19 diễn biến phức tạp là nguyên nhân chính khiến lượng giao dịch bất động sản trên thị trường giảm mạnh. Tuy vậy, ở một số khu vực tại TP.HCM, giá bán căn hộ vẫn tăng.

Hội môi giới bất động sản Việt Nam vừa có báo cáo về thị trường bất động sản cả nước quý 2 và 6 tháng đầu năm 2021.

Số liệu cho thấy, nguồn cung bất động sản trên cả nước trong nửa đầu năm nay đạt 129.890 sản phẩm, tuy nhiên lượng giao dịch chỉ đạt 47.119 sản phẩm.

Riêng tại TP.HCM, quý 2/2021 ghi nhận 4.028 sản phẩm bất động sản chào bán. Trong đó, phân khúc căn hộ chung cư chiếm tỷ trọng lớn, với 3.844 sản phẩm. Tuy vậy, tổng sản phẩm giao dịch trên thị trường rất thấp, chỉ đạt 963 sản phẩm (856 căn hộ chung cư và 110 nhà thấp tầng). 


Bất chấp dịch Covid-19, giá bán căn hộ chung cư tại khu Đông TP.HCM vẫn tăng.

So với tổng nguồn cung trong quý 2/2021, theo Hội môi giới bất động sản Việt Nam, tỷ lệ hấp thụ sản phẩm bất động sản trên cả nước chỉ đạt 23,9%. Lượng hàng tồn kho rất lớn, nguyên nhân do từ đầu năm 2020 đến nay, lượng giao dịch trên thị trường giảm mạnh.

Theo ông Nguyễn Văn Đính – Phó Chủ tịch thường trực, Tổng thư ký Hội môi giới bất động sản Việt Nam, dịch Covid-19 bùng phát đã gây ảnh hưởng lớn đến thị trường chung. Số lượng giao dịch giảm nhưng tổng nguồn tiền đổ vào thị trường lại có dấu hiệu tăng mạnh.

Dòng tiền của nhà đầu tư đổ vào thị trường bất động sản để tìm kiếm cơ hội đầu tư, găm giữ tài sản đã tạo áp lực tăng giá bán, đơn cử như “cơn sốt” đất trong tháng 2 và tháng 3 đầu năm nay.

Theo số liệu của một đơn vị nghiên cứu thị trường bất động sản tại TP.HCM, lượng tìm mua cũng như giá bán chung cư tại Thành phố trong quý 2/2021 tiếp tục ghi nhận xu hướng tăng, cụ thể tăng 5% so với quý 1/2021.

Giá bán ở phân khúc căn hộ chung cư tăng 2% so với quý đầu tiên của năm. Căn hộ trung cấp có giá chào bán khoảng 46 triệu đồng/m2. Trong khi đó, phân khúc căn hộ cao cấp có giá bán trung bình vào khoảng 63 triệu đồng/m2.

Đặc biệt, khu vực phía Đông TP.HCM như TP.Thủ Đức và Q.Bình Thạnh, giá bán căn hộ chung cư tăng mạnh nhất so với quý đầu năm.

Cụ thể, tại TP.Thủ Đức, giá bán chung cư cao cấp tăng từ 2% – 4%. Phân khúc căn hộ trung cấp tăng cao hơn, với 6%. Trong khi đó, Q.Bình Thạnh tập trung nhiều dự án căn hộ cao cấp, mức tăng giá bán trung bình 4%. 


Một dự án căn hộ cao cấp tại TP.Thủ Đức vừa mở bán với mức giá 100 triệu đồng/m2.

Theo ông Trần Hiếu – Phó Tổng giám đốc Khối Kinh doanh và Tiếp thị DKRA Việt Nam, khảo sát cho thấy, trong quý 2/2021, nguồn cung sản phẩm mới tại TP.HCM và 4 tỉnh giáp ranh giảm lần lượt 28% về nguồn cung và 26% lượng tiêu thụ so với quý trước.

“Dịch Covid-19 tái bùng phát vào giữa tháng 5/2021, cùng với đó là lệnh giãn cách xã hội trên địa bàn TP.HCM và một số tỉnh giáp ranh khiến cho nhiều chủ đầu tư phải tạm hoãn kế hoạch bán hàng, giới thiệu sản phẩm ra thị trường”, ông Hiếu nói.

Phân tích về giá bán căn hộ, đại diện DKRA Việt Nam cho rằng, trong quý 2/2021, giá sơ cấp các chủ đầu tư đưa ra tăng phổ biến từ 3% – 5% so với đợt mở bán quý trước, chủ yếu ở những dự án chuẩn bị bàn giao, hình thành khu đô thị hiện hữu với hạ tầng giao thông kết nối đồng bộ.

Theo ông Trần Hiếu, thanh khoản ở thị trường thứ cấp giảm mạnh, đặc biệt ở thời điểm tháng 6/2021 bởi việc áp dụng lệnh giãn cách xã hội. Tuy vậy, những dự án có pháp lý hoàn thiện, tiến độ xây dựng đảm bảo, kết nối hạ tầng thuận tiện… vẫn được người mua nhà quan tâm.
