Người có khả năng mua ngày càng co lại bởi vì có 2 đối tượng có khả năng mua bất động sản đang chịu ảnh hường.
Cụ thể, đối với nhóm người đã quen đầu tư bất động sản, họ mua bất động sản mới và phải bán cũ và cứ xoay vòng, thế nhưng việc bán cũ trong thời gian này rất khó, khả năng “lướt sóng” để mua mới gặp khó khăn.

Nhóm thứ hai là nhóm có thu nhập để tham gia thị trường mới, thu nhập của nhà đầu tư cá nhân đều khó khăn trong giai đoạn này làm cho nhóm mới này giảm đáng kể.
Như vậy, khả năng mua từ nhà đầu tư giảm cũng có nghĩa là nhu cầu giảm. Chưa kể đến việc muốn mua bất động sản thì người muốn mua phải đi xem trực tiếp, cân nhắc mới có thể quyết định mua, điều mà họ không thể làm được trong 4 tháng nay vì giãn cách xã hội.
Thị trường xuất hiện khó khăn đến từ chính những “đại gia” bất động sản khi không thể bán sản phẩm ra thị trường. Tập quán đầu tư của thị trường bất động sản là thích sử dụng đòn bẩy, mỗi bất động sản có thể vay ngân hàng 50-70%, thậm chí hơn. Trong giai đoạn bình thường, dòng tiền của các nhà đầu tư này vẫn luân chuyển qua lại tốt thì không phải lo về kỳ hạn trả nợ. Nhưng trong thời gian giãn cách, những người này nếu là chủ doanh nghiệp có thể bị kẹt tiền, các nhà đầu tư ở phân khúc cho thuê nhà chắc chắn bị ảnh hưởng, đặc biệt là nhà phố, dễ dẫn đến mất cân đối dòng tiền.
Nếu không cầm cự được thì buộc họ phải bán tài sản (bất động sản) đang nắm giữ. Tất nhiên, cũng có cứu cánh là Ngân hàng Nhà nước (NHNN) đang cho phép giãn nợ, nhưng điều này chỉ làm trì hoãn áp lực bán bất động sản chứ không giúp làm giảm khó khăn của họ.
Về phía ngân hàng, đứng trên góc độ cho vay bất động sản, họ cũng tranh thủ thu hồi nợ nên ngân hàng nắm giữ bất động sản cũng tìm cách sắp xếp lại cấu trúc vốn, bán bớt bất động sản để cân bằng các khoản nợ còn lại, dẫn đến nguồn cung tăng.

Trong tình trạng diễn biến dịch bệnh đang phức tạp, nền kinh tế tiếp tục bị tác động mạnh, đặc biệt là thị trường bất động sản. Cả nhà đầu tư và ngân hàng đều phải rất cẩn thận trong thị trường bất động sản.
“Có một điều chắc chắn là sau khi nền kinh tế phục hồi, thị trường bất động sản sẽ được phục hồi và rất nhanh chóng. Nhưng dịch bệnh sẽ kéo dài bao lâu? Khi dịch bệnh kéo dài thì nguồn cung bất động sản bị ảnh hưởng, vấn đề xây dựng gặp khó khăn, sàn giao dịch đóng cửa. Nếu dịch bệnh kéo dài, thị trường bất động sản không thể nào khởi sắc được”, ông Hiếu dự báo.
Trong trường hợp thị trường bất động sản bị tác động mạnh, chắc chắn giá bất động sản cũng sẽ rơi xuống, thời điểm này thì giá vẫn lên. Nếu từ đây đến cuối năm, dịch bệnh vẫn chưa kiểm soát được thì thị trường bất động sản sẽ chịu tác động mạnh.
