‘Ôm đất’ lúc đỉnh sốt, nhiều nhà đầu tư ‘sống dở chết dở’ khi đất hạ nhiệt
Theo chuyên gia bất động sản, các nhà đầu tư “chết vì sốt đất” thường là những nhà đầu tư F0, mới tham gia thị trường, đầu tư chạy theo tâm lý đám đông, nắm thông tin chậm, ít kiến thức và non kinh nghiệm thị trường.
Giá đất tăng vọt
Số liệu từ Bộ Xây dựng, các hiệp hội và đơn vị phân phối bất động sản cho thấy, “cơn sốt đất” trong Quý I/2022 đã khiến mặt bằng giá nhà, đất tại nhiều địa phương tăng chóng mặt. Trong đó, hầu hết là do sự tham gia thị trường của lực lượng nhà đầu tư F0 với kì vọng lướt sóng, kiếm lời nhanh.
Số liệu của Batdongsan.com.vn chỉ ra, trong quý đầu tiên của năm 2022, thị trường liên tục ghi nhận giá đất nền thổ cư tăng mạnh tại nhiều địa phương kèm theo nhu cầu giao dịch gia tăng. Điển hình là tại thị trường miền Bắc, giá đất liền thổ của các huyện Đông Anh, Gia Lâm, Quốc Oai của Hà Nội, ghi nhận tăng 20-26%. Trong khi ở Bắc Giang, giá đất thổ cư tăng 35%, Bắc Ninh, Quảng Ninh lần lượt ghi nhận giá đất tăng từ 16-20%, còn Hải Phòng tăng 29%.
Giá đất ở hầu khắp các thị trường trên cả nước tăng mạnh giữa cơn “sốt đất” trong Quý I/2022.

Tại thị trường miền Trung, đất thổ cư tại Thanh Hóa tăng 35%, Bình Thuận tăng giá 13%, Khánh Hòa tăng 26%. Các tỉnh Đà Nẵng, Khánh Hòa và Lâm Đồng có lượng tìm kiếm đất nền tăng lần lượt là 32%, 35% và 41%.
Còn thị trường khu vực Đông Nam Bộ ghi nhận việc đất nền Đồng Nai, Tây Ninh và Long An đội giá 7-13%, Bình Phước và Bình Dương leo thang 23-27%.
Trong khi đó, số liệu từ DKRA Việt Nam cũng thể hiện, giao dịch đất nền tại TP.HCM và các vùng phụ cận đạt 1.240 nền trong quý đầu năm 2022, tăng mạnh so với quý IV/2021. Đáng chú ý, giá đất nền trên thị trường sơ cấp tăng phổ biến ở mức 3-7%, sôi động nhất là giao dịch ở các địa bàn Long An, Bà Rịa – Vũng Tàu, Bình Phước, Tây Ninh.
Nhà đầu tư “sống dở chết dở” vì sốt đất
Trước những tín hiệu “sốt đất” vừa nêu, để đảm bảo thị trường phát triển lành mạnh, hạn chế đầu cơ, Ngân hàng Nhà nước và các ngân hàng thương mại đã có động thái “phanh” hoạt động cho vay để kinh doanh bất động sản, thuế áp giá cao theo thị trường.
Trong khi đó, nhiều địa phương như Hà Nội, Bình Phước, Lâm Đồng, Vĩnh Phúc,… đã đồng loạt ra văn bản chỉ đạo, tạm dừng cấp quyền sử dụng đất để chặn phân lô, bán nền. Đồng thời tăng cường hoạt động thanh, kiểm tra với hiện tượng bán nhà “hai giá” (giá bán thực tế cao hơn so với giá ghi trong hợp đồng mua bán nhằm mục đích trốn thuế”. Vì vậy, thị trường bất động sản tại nhiều địa phương bắt đầu hạ nhiệt và dần ổn định trở lại.
Đáng chú ý, khi “sốt đất” qua đi, nhiều nhà đầu tư “ăn theo” độ nóng của thị trường, sử dụng đòn bẩy tài chính để đầu tư buộc phải bán tháo, thoát hàng nhanh giữa vòng xoáy giảm nhiệt của thị trường nhà, đất.
Theo chuyên gia bất động sản, xu hướng lướt sóng khi thị trường nóng hổi hay bắt đáy để chờ thời cơ chỉ dành cho những đầu tư chuyên nghiệp, thành thạo thị trường và có tầm nhìn dài hạn, chiến lược.

Chuyên gia bất động sản Phan Công Chánh cho biết, đầu tư khi “sốt đất” thì thực tế chỉ có khoảng 20% là nhà đầu tư có tầm nhìn trung và dài hạn, còn lại 80% là các nhà đầu cơ với mong muốn thu được biên độ lợi nhuận tốt trong thời gian ngắn, hoặc thậm chí là lướt sóng từ lúc thị trường bắt đầu lên đến lúc chạm đỉnh.
Vị chuyên gia này thẳng thắn cho rằng, xu hướng lướt sóng khi thị trường nóng hổi hay bắt đáy để chờ thời cơ chỉ dành cho những đầu tư chuyên nghiệp, thành thạo thị trường và có tầm nhìn dài hạn, chiến lược. Còn các nhà đầu tư “chết vì sốt đất” thường là những nhà đầu tư F0, mới tham gia thị trường, đầu tư chạy theo tâm lý đám đông, nắm thông tin chậm, ít kiến thức và non kinh nghiệm thị trường.
Đồng quan điểm, chuyên gia bất động sản Trang Bùi thừa nhận, việc đầu cơ hay đầu tư kiếm lợi nhuận nhanh chóng có thể đã mang lại lợi nhuận cao thực sự cho một số nhà đầu tư F0, nhưng đó chỉ là một số ít, không phải số đông để có thể đại diện cho thị trường bất động sản.
Vì vậy, người mua phải tỉnh táo về công năng sử dụng đất khi mua, đặc biệt với đất tỉnh lẻ được rao bán giá 600-800 triệu đồng/ diện tích lớn, mặc dù rất hấp dẫn, nhưng chủ yếu là đất nông nghiệp, đất trồng cây lâu năm, do đó việc chuyển đổi để làm “sổ đỏ” là khó khả thi. Vì thế, người mua cần xem xét thật kỹ về hành lang pháp lý, có được chuyển đổi mục đích sử dụng đất không.
Đồng thời, vị này còn khuyến cáo rằng, trước khi quyết định xuống tiền mua đất, người mua nên so sánh, phân tích và nghiên cứu mặt bằng giá với các khu vực tương tự hoặc giá các năm trước. Bởi lẽ, nếu mức tăng của khu đất ấy là 50%, 100% thậm chí hơn trong vòng một thời gian ngắn, thì có thể đó là giá ảo, không đúng với giá trị thực của khu đất ấy.
Trong khi đó, ông Lê Hoàng Châu – Chủ tịch Hiệp hội Bất động sản TP HCM (HoREA) cảnh báo, hiện tại có hiện tượng các đầu nậu, cò đất, hay các doanh nghiệp bất lương lợi dụng thông tin từ các cuộc họp về quy hoạch đất đai để trục lợi, loan tin “vịt” làm thị trường nóng lên, giá đất tăng, như ở huyện Củ Chi, Hóc Môn (TP HCM).
Chủ tịch HoREA cho biết, yếu tố hạ tầng giao thông tốt hay việc chính quyền thúc đẩy phát triển ở khu vực nào thì giá đất ở đó tăng theo, nhưng người mua cần cân nhắc bởi không phải khu vực nào cũng phù hợp quy hoạch. Bởi nếu may mắn chọn đúng khu vực phát triển dân cư sẽ được lợi nhưng nếu gặp phải khu vực quy hoạch công viên cây xanh hay đường sá thì chắc chắn người mua lãnh đủ, còn cò hay đầu nậu hưởng lợi.
“HoREA đã cảnh báo nhưng nhiều người vẫn liều, nhắm mắt mua đất giá cao rồi không bán được. Trước đây, đã có nhiều doanh nghiệp làm “đầu nậu”, thổi giá đất bị xử lý, người mua chịu thiệt hại. Vì thế, những người có ý định mua đất lúc này phải tỉnh táo, phải tìm hiểu kỹ, đừng để tiền mất tật mang”, Chủ tịch HoREA cảnh báo.
