Khu đô thị giáp Thủ Thiêm sẽ được điều chỉnh quy hoạch để đưa vào đấu giá trong thời gian tới.

Văn phòng Ủy ban nhân dân TP.HCM vừa ra thông báo số 506/TB-VP về công tác lập điều chỉnh các đồ án quy hoạch phân khu tỷ lệ 1/2000 trên địa bàn thành phố Thủ Đức.

Theo thông báo này, Phó Chủ tịch Ủy ban nhân dân TP.HCM Lê Hòa Bình đã đồng ý chủ trương cho phép Ủy ban nhân dân thành phố Thủ Đức tiến hành lập điều chỉnh tổng thể đồ án quy hoạch phân khu tỷ lệ 1/2000 Khu đô thị chỉnh trang kế cận Khu đô thị mới Thủ Thiêm sau khi làm nhiệm vụ quy hoạch chung thành phố Thủ Đức được phê duyệt.

Cụ thể, Ủy ban nhân dân TP.HCM đồng ý việc điều chỉnh phân bổ quy mô dân số trong Khu đô thị chỉnh trang kế cận Khu đô thị mới Thủ Thiêm (diện tích 296 ha) theo nguyên tắc cân đối quy mô dân số từ các đơn vị ở, bổ sung cho các khu vực có điều kiện, hoạt động phát triển, đảm bảo giữ nguyên quy mô tối đa bảo mật của đồ án quy hoạch được duyệt, bảo đảm tuân thủ chỉ tiêu về đất cây xanh, đất giáo dục và các tiêu chí khác theo quy chuẩn, tiêu chuẩn xây dựng hiện hành.

Trình Sở Quy hoạch – Kiến trúc thẩm định chậm nhất cuối tháng 6/2021, trình Ủy ban nhân dân thành phố phê duyệt theo quy định, để làm cơ sở phục vụ công tác tổ chức bán đấu giá khu đất 30,224 ha, phường An Khánh, thành phố Thủ Đức theo quy định.

Nhằm đẩy nhanh tiến độ lập, trình thẩm định, phê duyệt điều chỉnh quy hoạch các đồ án quy hoạch phân khu tỷ lệ 1/2000 trên địa bàn thành phố Thủ Đức tại các khu vực quy hoạch không còn khả thi, các khu vực có ý nghĩa quan trọng, có điều kiện động lực phát triển; tránh làm ách tắc các dự án đầu tư phát triển cũng như giải quyết hồ sơ cho người dân. Thành phố đồng ý chủ cho phép Ủy ban nhân dân thành phố Thủ Đức thực hiện lập điều chỉnh quy hoạch theo các nguyên tắc sau:

Đối với các khu vực có nhu cầu điều chỉnh quy hoạch, nhưng phân bổ cân đối được quy mô dân số trong đồ án quy hoạch phân khu tỷ lệ 1/2000 được duyệt hoặc quy mô dân số quy hoạch được duyệt trên toàn thành phố Thủ Đức không tăng trưởng, đảm bảo chỉ tiêu hạ tầng xã hội, hạ tầng kỹ thuật và các tiêu chuẩn khác theo quy chuẩn, tiêu chuẩn xây dựng hiện hành. Giao Ủy ban nhân dân thành phố Thủ Đức phối hợp với Sở Quy hoạch – Kiến trúc tổ chức lập, trình thẩm định, duyệt điều chỉnh quy hoạch tại các khu vực nêu trên.

Đối với các khu vực có nhu cầu điều chỉnh lớn, cần quy mô dân số nhiều, thay đổi cơ cấu, quy hoạch sử dụng đất tại các đồ án quy hoạch phân khu tỷ lệ 1/2000 được duyệt, cho phép Ủy ban nhân dân thành phố Thủ Đức căn cứ quy mô dân số, định hướng nhiệm vụ quy hoạch chung thành phố Thủ Đức đã trình Bộ xây dựng thẩm định, tiến hành nghiên cứu và lập điều chỉnh quy hoạch song song công tác lập đồ án quy hoạch chung thành phố Thủ Đức. Báo cáo Ủy ban nhân dân thành phố xem xét quyết định đối với từng trường hợp cụ thể.

Trước đó, ngày 4/6/2021, Phó Chủ tịch Ủy ban nhân dân TP.HCM Lê Hòa Bình cũng đã chủ trì cuộc họp nghe báo cáo về công tác lập điều chỉnh các đồ án quy hoạch phân khu tỉ lệ 1/2000 trên địa bàn thành phố Thủ Đức.
